BUYING A PROPERTY?
We understand when buying a
property and entering into a
contract (especially for the first
time) it can be both exciting as
well as stressful. Our aim is to
provide you with an uncomplicated
and rewarding experience. Prior to
opening your file and upon receiving
the contract and Section 32
documentation from your Agent we
will thoroughly check the contents
and if satisfied that the Vendor has
supplied you with all mandatory
information and attachments, then we
commence corresponding with you,
your Lender (if applicable) and the
Vendor’s representative, to reach
the final goal of completing
settlement on your behalf. Your role
in conveyancing is to peruse, sign
and return our correspondence to our
office, keep us informed of your
finance approval (if applicable),
pay your deposit by the due date,
sign mortgage documents promptly
with your bank and arrange a final
inspection with your selling agent
within one week prior of settlement
occurring. Otherwise, most other
procedures are our responsibility as
your representative.
SELLING A PROPERTY?
We will prepare the Section 32
Vendor Statement based upon
information supplied by you. Three
copies are sent to your selling
agent and one to you for you to
retain, pending a potential
purchaser putting a successful offer
in to purchase your property and
signing a Contract of Sale. From
here, we attend to discharging any
mortgages/caveats registered on
Title, arranging final figures with
your bank/caveator, arranging Title
documents for you to sign and
return, arranging outstanding
council/water rates to be paid at
settlement and booking settlement
with all parties. Of course there
are further procedures we complete
prior to settlement not herein
mentioned. At

Conveyancing we will not ask you to dig out information and
fill out complicated forms - we will do all those things for
you!
